We recently staged a single family home in Ashburn, VA.  The home was lovely but just needed some help to make it more buyer friendly.  One of the rooms we staged was their dining room that was dark and dreary and we turned it into bright and dreamy.  We certainly were proud of this dining room transformation and the seller couldn't believe that this was their dining room!

We recently staged an investment property in Capitol Heights, MD.  The investor did not want a full staging for this small property but decided on Scene Staging.  So for the living room we created a small scene and added some word decals to the scene.  It came out fantastic!  I'm going to incorporate more of these word decals in my staging as they are inexpensive, easy art, and easy to remove.  So do something different and Stage it with Words!  Happy Staging Everyone!

We staged a lovely occupied single family home in Herdon, VA.  This was a great couple to work with they really were motivated sellers.   One of the rooms we staged was their dining room.  It originally was being used as their office area even though they had a whole office set up upstairs.  Since we had to return this room to its intended purpose they had to move their office equipment.  We turned this from an office to a find dining area.  We think it turned out fabulous and so did the buyers as this home sold in 2 days!  Staging Works!

We have been busy at The Staging Fashionista and we have met some wonderful clients.  We staged this occupied single family home in Ashburn, VA.  This was a wonderful family of 6 with a recent new born.  Here is the before and after of their family room.  They were so happy and could not believe that we were able to create a family haven that could sell by just using their items and a few of ours.  We love home staging and when you see these kind of results it really validates the difference home staging can make.

Ok so I was staging this occupied home in Herndon, VA and one of the rooms just had this dresser in it.   So what to do with a dresser?  Stage it!  See how we dressed up this dresser and made it special. 

Ohhhh and on the other side of the room we added a small scene to draw the buyer in!

As promised I'm posting more pics of the occupied home we staged in Fairfax Station, VA.  This home is on 5 acres and has a horse barn on the lot.  It is a beautiful!  Owned by a lovely elderly couple who are moving to an assisted living condo, this home was just too much for them to take care of anymore.  Here is there living room transformation!   See what a difference a day makes!  Stay tuned for more pics from this fabulous property.

I've been staging alot of occupieds lately and it has been both rewarding and challenging to say the least.  Rewarding in that you truly can see the fruits of your labor and what a difference you made in someone's home.  Challenging in the sense that it is hard for homeowners to part with their belongings and treasures and many times I'm working and stumbling around things because the home owner didn't have time to complete their to do post staging list.  So here are some pics of my rewarding & challenging occupied master bedroom we staged in Fairfax Station, VA.  Stay tuned for more pics from this lovely 5 acre home.

Letting go of a home can sometimes be hard to do for some sellers.  Afterall, there are memories there of your children growing up, family gatherings, celebrating holidays and ohhh all the great treasures you have collected during your time in a home.  

The Staging Fashionista staged a Clifton, VA home recently where that was just the case.  The homeowner had not yet transitioned from it being their home to it being a product for sale.  The owner had many family memories and had lovely treasures that she and her husband collected throughout their worldly journeys and they loved each and every piece.  It was a big challenge for us but we got through it as we are professional home stagers that can and need to make it work.

Why was she using a home stager you may ask?  Well the realtor is smart and she was paying for the staging and wanted to make sure that this lovely home would sell.  However, no matter how much convincing the realtor and I tried she was not convinced that this was the process for her and she did not understand why we were taking things away and then adding different things.  The good thing is that she did finally agree to staging, but she had specific things she was not willing to part with and that had to remain even during the sale.  We worked with it and we used our abilities to make the home look presentable, inviting and something that a buyer would want to buy. 

Was it a challenge?  Absolutely!  Did we make it work?  Absolutely!  We realize at the Staging Fashionista that letting go can be difficult.  Sometimes you don't want to move but have to move due to unforseen circumstances, job requirements, retirement or family obligations.  However, we make every effort to help a homeowner sell their home and make it as easy as possible no matter how difficult it may be to let go.  If you want to see the before and after photos of our staging watch our VIDEO

When I first saw this living room in Clifton, VA  I felt it was a challenge.  The owner loved this sofa and everything in the room and didn't want any of it removed.   So after some thought and some advice from my APSD colleagues I said Bring it On!  So here is how we solved the challenge!  The house now has a contract after 9 days! Bring it on!
