It Might Be Time to Update Your Fixtures

It might be time to update your fixtures.  When selling your home it is important to upgrade fixtures throughout a home.  If your home looks outdated then a buyer's first reaction will be "this house needs work".  To buyers extra work means extra money.  So make sure you update your fixtures to make your home look current.  You can find nice, affordable fixtures at your local home improvement store.  A home stager will also recommend upgrades through a home consultation.  They can tell you what fixtures will look best for your style of home and what buyers will like.  Selling a home is different then living in a home.  Personal preference is for living not for selling.  Here are some examples of outdated fixtures.  If you have them in your home it might be time to update your fixtures

A Rose for Guests Or Should I say Buyers

I was staging an occupied home and one of the rooms was a guest room.  So in order to add something special for the guests or should I say buyers, I added an origami towel rose and some chocolates.  I sure hope the guests or should I say buyers like the origami rose.  I know the homeowner and realtor loved the added touch of towels and chocolates in the guest room!

It's All About Details Called Pockets of Emotion

Home staging is all about those important details called pockets of emotion that makes a home appealing to a buyer.  You want to show off livable and usable space but also make it inviting and "homey".  You don't want buyers to walk into a sterile, vacant, unstaged home. You want a buyer to say this is the one!  There has to be some kind of connection or emotion that has to be stirred up in a buyer to make your home "The One" they want to buy.  This comes with the staging details.  Making each room inviting and adding some pockets of emotion here and there will provide that connection and feeling that will grab a buyers attention and get your home sold every time.  So what am I talking about when I say pockets of emotion?  Here are some examples.  Do they stir up some emotions for you as well?

Would you invest $300 in your home for a quicker sale?

Would you invest $300 in your home for a quicker sale?  If you are selling your home in today's market this is a small investment in home staging that can result in big returns.  If you are a do-it-yourselfer a mere $300 can get you a 10 - 20 page comprehensive written consultation report for a 4 bedroom 3 1/2 bath house, that identifies everything that needs to be done in each room of your home.  The report provides ideas for curb appeal, furniture arrangement, home upgrades, paint choices, de-cluttering, cleaning and so much more.  This report is something you can read and then implement on your own.

If all of the recommendations are implemented as outlined in the report your home will sell.  This is what home staging does - it prepares a home for market so it can sell quicker and for an overall better sale.  A mere $300 can add equity and value to your home and it will make your home stand out from the competition.  So don't reduce your price by $10K or 20K instead invest $300 in a home staging consultation that can show you how to improve the overall appearance of your home that will appeal to more potential buyers and get your house sold.

The Staging Fashionista provides professional and affordable home staging services to clients in Northern VA, DC and MD.  We dress homes to sell and as APSD certified home stagers we focus on your specific goal in transacting the property.  Everything we do is specific to a fast sale.  Anyone can make your home pretty but we make it to sell! Adding Value and Usable Space Through Home Staging

Home staging can add value and usable space to a home.  This was particularly true for this home that was staged by The Staging Fashionista.  It  had nice basement space but was not showing off its true potential.  Basements add square footage to a home which equals to value so why not show it off and give buyers something more than a room without purpose.

Basement Before Staging had no focal point or purpose

Basement After Staging now shows the true space potential and value added

How to Make a Small Bathroom Interesting

So I had this dilemna on how to make a small bathroom interesting. There were not many foundations to work with on which to place accessories.  All I had was the toilet and a small area on the pedestal sink.  So I started thinking about how I could make this small half bath something to remember as that is my main objective for all my home staging projects.  So what did I do?  Well see for yourself.

Don't Forget the Closets!

Don't forget the closets when selling a home.  Staging your closets is just as important as staging your rooms.  Most if not all buyers look in closets, cabinets and drawers and it is important to have them organized or staged properly.  I'm big on creating unique and interesting scenes in rooms as well as in places that most people ignore, like laundry rooms ,mud rooms, drawers, or closets.  We all know buyers will open them and look inside so why not give them something interesting and memorable to look at.  So don't forget the closets when selling a home they are just as important as the rest of the home since most buyers are always looking for extra storage space.  Happy Staging!
