Great job and effective demonstration of the power of staging.  Just decluttering helps as well if a seller is not willing to pay someone to really add pizzazz!

Hi Mannie, what a huge difference and you did a great job! Decluttering always helps and will make the rooms appear larger as well. I'm amazed at how too many photos on a wall can make a room cluttered and smaller.

Let's hear it for clearing out the clutter and placing some pretty decorative plants or flowers there instead. Home sellers need this type of advice since it completely changes the feel of the room.

Before/after photos are a great way to illustrate your point.  Now, you should put in some where the client stages his own home and label it, "From Oh No, to Oh Hell No!" :-)

Question for you ... speaking of self stagers ... my friend is staging her own home with all pottery barn stuff, but she refuses to put any paintings on the walls.  The walls were just painted, and they are plaster, and she worries that it will damage them ... To me though it now looks like a hospital or government office ... Hang pictures and risk damaging the walls, or leave em alone?

The differences are dramatic.  They always are.  I just wish sellers and the agents understood the value in dollars when it comes to getting that home sold.  Every single time I've staged a listing the house sells for a higher price in a much shorter time frame.  People focus on the cost, not the outcome.  Great job!

I am such a believer in staging.  Unfortunately, we do not have a great home stager in our area.  I have a friend who is an interior decorator, and I've tried to get her to go into home staging, but she won't do it.  Wish you were here!

These photos should be part of every listing agents presentation, if not to get the sellers to stage, to at least get them to see the differences and persuade them to declutter.

Absolutely the staged looks better than the before, but I'm the exception. I actually prefer selling an empty house rather than a staged one, where circumstances allow ( and in our are they often do). I think it's easier for the buyer to see their things in an empty house.

I think staging can make a huge difference as noted in your first picture.  I wish stagers would show the same angle and shot in the second pic as the first though (meaning second picture).  When I try to promote home stagers and my sellers see pics that are with different lighting, angles and lenses...they don't appreciate my message.

Leslie - only 10% of buyers can envision their stuff in an empty home however if it has worked for you in selling homes don't fix what ain't broke.  Thanx for stopping by.

Damon - the second picture had to be done at the angle as the picture gave off a glare when I took it at the same angle as the before and it just didn't look right.  However, I understand your point.  I will work on that.
